Selling A Home In Salisbury: Our Process Explained

If you have a property in the Salisbury area that you’re keen to sell, you may worry that the whole business will be drawn-out and complicated. Local, leading independent agents Carter & May are here to make everything happen as smoothly and as quickly as possible, so that you enjoy a hassle-free sale.

Here, we outline our process in detail, and explain what happens when, to give you a clearer idea of what to expect.

1.)    Valuation

We’ll allocate you a property manager to devise a marketing strategy for realising your property’s potential in terms of price, as quickly as possible. What’s more, we’ll remain honest, frank and realistic at all times. Plus we understand the local market in detail, so we’re well placed to offer expert advice, and will know what similar properties to yours have sold for recently.

2.)    Your property brochure

The next step is for us to put together a full-colour brochure featuring top-quality digital photos and capturing your home’s key features and main selling points. This gives potential purchasers all the information they need in a nicely finished format to spark interest and create a lasting first impression. Floor plans and specs are included, so that possible buyers can picture themselves living in your home.

3.)    Booking in viewings

Before anyone can come to see your home, you’ll need to ensure your property is looking its very best, inside and out, so get busy decluttering, cleaning windows and so on to create the best possible first impression. What does someone see when they pull up outside your home?

Additionally, bear in mind that it’s always worth being flexible on when people view your home. Show them round at a time that suits them, rather than you.

When we do viewings, one of our expert, knowledgeable staff members will be on hand to give those looking around your home all the help and information they need. And if we’re showing someone around without you there, we’ll be sure to ask your permission first.

4.)    Receiving an offer

Once someone has put in an offer on your home, we’ll let you know, both over the phone and in writing. It’s then up to you whether to accept the offer, try and negotiate for a higher price, or decline and hold out for a better offer. It’s your decision entirely, but we can certainly offer our professional advice.

5.)    Conveyancing

A solicitor or licensed conveyancer will need to provide all the relevant legal services you’ll need for the sale to proceed. Because we’re so established in our area, we can put you in touch with a number of excellent local professionals with whom we’ve worked previously.

Remember, we’ll be with you every step of the way and will be talking to everyone involved in the sale. We’ll keep you in the loop at all times, with weekly calls plus an email log so that your sale is as stress and hassle-free as it can possibly be.

6.)    The draft contract

Your solicitor draws this up and gives it to your purchaser’s solicitor. Once your buyer is satisfied they have no further queries about the property, and that the Land Registry and Local Authority searches haven’t thrown up any problems, you can proceed to the next step.

7.)    Exchanging contracts

By this stage, you and your buyer are signing contracts, and their solicitor is transferring the deposit on the place to yours. Although things can still go wrong at this point, we’ll be there to help you with any last-minute issues which arise, and by now you have all entered a legally binding commitment.

8.)    Completion

This typically happens a few days after you’ve exchanged contracts. Once the finances are sorted, you’ll have to move out on the agreed date, as your buyer has become the property’s legal owner.

But now it’s all done – it’s time to celebrate a successful sale!
