Most of us would agree it’s been a pretty cold and miserable start to 2026. But, according to the Met Office, the UK is expected to see a gradual rise in temperatures from late March onwards, with warmer conditions growing more prevalent throughout April and May. In fact, ultimately, forecasters believe this year could be another record breaker in terms of heat.

One national estate agent has predicted that the UK’s housing market will shift from subdued to steady during the year, with stability returning for the first time since pre-Covid days. The most recent Budget, for example, eased some concerns around wealth and property taxes, if not permanently, while further interest rate cuts are expected in 2026.
Meanwhile, one major online property portal has said the market has already kicked off the year on a positive note, with average new seller asking prices up 2.8% on December, 0.5% on 2025. Equally, it reports a rise in buyer demand, of a whopping 57%, in the two weeks post-Christmas, as opposed to the fortnight before the festivities. (During the later two weeks, homes listed for sale on the portal rose by just over 80%.)
So the figures suggest many could be looking into options for a move in 2026. Admittedly, no one should get ahead of themselves, and it’s always worth listening to your estate agent’s advice, but sellers have every reason to feel quietly confident as the (almost) new year gets underway.
