The historic cathedral city of Salisbury offers a high quality of life generally, and part of this is down to the excellence of most of the local schools. Well over three quarters (83%) of its primaries have a Good or Outstanding rating from Ofsted.
Secondary education
Then, for secondary education, for example, South Wiltshire Grammar consistently ranks among the UK’s top schools based on GCSE results. Plus you’ll find a decent range of independent institutions here, as well.
It’s therefore hardly surprising that the area is so sought-after among those who are after good options for their kids’ education as part of their quality of life.
Impact on property prices – demand, premiums and competition
And schooling is such a crucial consideration for families that homes in catchment areas for high-performing establishments consistently command strong price premiums of between 10% and 30%.
The closer a house is to a desirable school, the more people are typically prepared to pay for it. Admissions criteria often mean that the premium is at its highest where a place is within easy walking distance of the school in question. And, predictably, demand increases in line with the strength of the Ofsted rating.
There can be strong competition and even bidding wars among would-be buyers, ultimately pushing up house prices far above the original listing value. One figure from PricewaterhouseCoopers (PWC), for example, found that typical property values near a top primary school soared by £27,000 or by £25,000 for places near the leading 10% of secondaries.
Not only that, but houses near popular schools typically retain their value better over time, even if the economic outlook is uncertain. So it’s a protection from potentially fluctuating prices.
Infrastructure and wider community effects
At the same time, if a local school significantly upgrades its infrastructure or facilities, this can also, albeit indirectly, have an impact on property values, which may rise in line with the improvements. There can also sometimes be knock-on effects in the form of enhanced roads or steps towards greater safety or better public spaces. All of these heighten desirability which has an implication for property prices.
So the relationship between schools and house prices is an intricate one. And whether you’re buying or selling, it’s important to understand this dynamic so you can make an informed decision.
