What Lies in Store for Salisbury’s Property Market in 2026?

Nationally, most UK housing market predictions for 2026 indicate modest growth, with the majority of forecasts indicating an increase of between 2% and 2.5%. Meanwhile, some analysts expect a stronger upwards trend after 2027.

Across Wiltshire and the south-west more widely, one major estate agency projects an uplift of some 13% over five years, taking regional average property value to just over £386,000 by next year, significantly above the national average. Within this, values of homes at the higher end of the market could grow by nearly 20% (19.3%).

High Demand & Possible Interest Rate Cuts

What’s more, demand is likely to remain high across Salisbury and the surrounding areas, fuelled by strong demand thanks to the city’s great schools, green spaces, transport links and the variety of local housing stock. An ongoing shortage of properties for sale may also mean demand remains high and that attractively priced homes likely to sell briskly next year.

Salisbury Chamber of Commerce has also recently made a couple of interesting points – namely that high rents make home ownership attractive, and that people are adapting to the current mortgage rates, which could well ease as we move into 2026, boosting buyer confidence. Money markets (and most economists in a Reuters poll) are forecasting two interest rate cuts in 2026, with a third drop possible. This could well have an impact locally.

As for 2025, this has meant above-average price growth in Salisbury and around, with the city reflecting premium-market dynamics. In the three months to August, for example, average prices in Salisbury were around the £359,000 mark, again above the average for the UK.

Generally speaking, 2026 looks promising, with strong demand set to support more, if modest, growth in the local property market. Realistic pricing will be key and affordability remains a concern for many, but buyer confidence is expected to hold.
